Phase I and II Environmental Site Assessments

Both Phase I environmental site assessments (ESAs) and Phase II ESAs are critical when establishing the baseline environmental data that private and industrial clients use to make sound business decisions. ESAs can also determine the financing or acquisition of commercial, industrial, and undeveloped real estate properties.

Our firm has developed thousands of Phase I and Phase II ESAs at sites ranging from small, undeveloped lots to large industrial facilities.

Due Diligence

Gannett Fleming is well-versed in local, state, and federal environmental regulations specific to compliance and due diligence services. Our firm has experience in implementing due diligence ESAs and investigations for refinancing, pre-purchase, and pre-foreclosure property transactions for various property types, including industrial, commercial, and residential properties. We provide acquisition support for federal, private, and public clients by conducting environmental compliance audits and assisting with regulatory negotiations.
